What does a mortgage broker actually do?
Luke will help you understand your borrowing options, compare suitable loans from his panel of lenders and manage your application through to settlement. He’ll handle the lender discussions, paperwork and follow-up while keeping you informed at every stage.
Why use a mortgage broker instead of going directly to a bank?
A bank can only offer its own products. Luke can compare options from a panel of banks and non-bank lenders, giving you a broader view of what may suit your circumstances. As a mortgage broker, Luke is legally required to act in your best interests when providing credit assistance.
Can you help First Home Buyers?
We love helping First Home Buyers! We're experts at the entire process and can help you get the right Home Loan. We're also across the various schemes to help First Home Buyers such as the First Home Owners Grant and the various stamp duty exemptions available.
Can Luke find me the lowest interest rate?
The lowest advertised rate isn’t always the lowest-cost or most suitable loan. Luke will compare interest rates alongside fees, loan features, lending criteria and flexibility. He’ll explain the available options and why a particular loan may be appropriate for your circumstances and goals.
What’s involved in refinancing a home loan?
Luke will begin by reviewing your current loan, interest rate, repayments and goals. He’ll then compare suitable alternatives and explain the potential benefits, fees and switching costs. If you decide to proceed, Luke will prepare the application, coordinate any valuation, manage the approval and discharge process, and keep you updated through to settlement.
What happens during my first appointment?
Luke will take the time to understand your goals, income, expenses, existing debts, deposit and future plans. From there, he can estimate your borrowing capacity and explain the next steps. It helps to have recent income documents, bank statements and details of your current debts, but you don’t need everything prepared before the first conversation.
